Many states require builders to honor a “new home” warranty that protects the buyer against structural defects and poor construction practices.

Most new construction homeowners are entitled to at least a twelve-month warranty (check your local state laws for any mandated warranties). Anyone who has purchased a new construction home should strongly consider hiring us to perform a warranty inspection before the warranty expires, even if the home has already been inspected by a professional before. Why get another inspection done? Because homes are complex mechanical and structural systems, moving and changing constantly with the environment and living conditions – chances are new problems have developed since the home was last inspected and the best way to identify these issues is with our warranty inspection. We recommend having a warranty inspection performed after eleven months of living in your new home (eleven months from settlement). More often than not, we are able to find deficiencies that would be covered by the warranty. We provide a full report including multiple pictures that is delivered shortly after the inspection, giving you the resources and documentation to ask the builder make any necessary repairs.
